We take the extra step so that you can get your money sooner. With weekly rent runs you’ll be able to save interest on your loan and pay your mortgage early.
We pride ourselves on our condition reports, they are incredibly detailed with information and pictures of your property so that we don’t miss a beat and it also means you can feel like you’ve seen the property yourself without setting foot inside.
REGULAR ROUTINE INSPECTIONS
We like to keep in touch with both our tenants and landlords to ensure everyone is satisfied and getting the most out of their tenancy and investment. We do regular routine inspections inline with the state legislation, this gives us an opportunity to ensure the tenant has a chance to raise any concerns and we can ensure you property is still in top shape.
Our team will process property maintenance requests promptly and communicate with you and the tenant to get the issue fixed with ease. We have excellent relationships with the local trades and always ensure you’re getting the best service possible.

You can apply for a property once you’ve been to an inspection, you can apply by clicking on the listing through RealEstate.com and apply through 1form or you can download our application form here. Alternatively, if you like to kick it old school you can pop into the office for a printed application that you can complete on the spot.
You’ll need the following to apply for a property:
100 points of ID:
Proof of income:
Last 3 payslips
Letter from employer
Current bank statement
If you’re approved for a property and your application is accepted you will be required to pay 2 weeks rent upfront as well as a bond which will be calculated as follows:
Tenancy Bond: weekly rent amount x 52 (weeks of the year) divided by 12 (calendar month)
Our team will conduct regular routine inspections, this gives us a chance to ensure the property is being maintained to a satisfactory condition, this also gives you as the tenant a chance to report any maintenance issues that you may have.

When completing the maintenance form please provide a detailed description of the problem. Where applicable, ensure that you provide the make, model & serial number as we will require this for most repairs. The more information provided the quicker and easier it will be to have the matter resolved in a timely manner.
Add or send attachments (photos) > All maintenance requests MUST have photos attached. These photos are forwarded onto the owner when requesting approval and our tradespeople.
For any urgent maintenance problems, please lodge a written maintenance request and please also contact our office immediately on 03 5821 5667.
Please be aware you will be responsible for paying for maintenance if:
Unapproved contractors are used.
The work has not been approved in advance.
The issue was due to misuse or neglect on the part of the tenant.
You arrange emergency maintenance and the item could have waited until business hours.
Your personal appliance caused the damage.
You completed maintenance works to the property yourself without the owners consent.
You will be updated with the progress of your maintenance request.
